Although house prices in the UK have risen by an average of 7.22% over the year since last Halloween, online estate agent eMoov.co.uk has found the scariest locations for property owners, based on how values have plummeted over the past 12 months.

The research found that there were 19 parts of the UK where homeowners will have received a fright, with the value of their property falling since 31st October 2015.

Of the scariest locations, ten can be found in England, five in Scotland and four in Wales.

England

The most frightening place to own a property in England is Teignbridge in Devon. Since last Halloween, the average house price in the area has dropped by a huge 18.22%, or more than £75,000!

The second scariest location for UK homeowners is Ryedale in North Yorkshire, with a fall of 6.32%, or over £18,000.

Hartlepool placed 6th across the UK, with a decline of 3.48%, while West Somerset was in 7th place, at 2.93%, Copeland in 9th, at 1.72%, South Hams in 14th, at 0.89%, and Bolsover in 16th, at 0.62%. Last on the list was Eden in Cumbria, where prices fell by just 0.03%.

London 

Although property owners in the capital have experienced a relatively scare-free year, there are two boroughs that have recorded price decreases since last Halloween. Both Westminster and Camden have seen the average property value drop, by 5.06% and 4.15% respectively. They placed 3rd and 4th across the UK as a whole.

However, what’s even more worrying for homeowners in these boroughs is that house prices in London rose by 9.75% over the same timeframe.

Scotland

Aberdeen’s poor performing property market, as a result of the declining oil industry, continues to spook homeowners in the area, with the City of Aberdeen recording the largest decrease of all Scottish entries since last Halloween – the 5th largest drop in the UK.

Prices in the area have fallen by 4.02% since October last year, in stark contrast to the rest of Scotland, which has seen prices rise by 4.40%.

Scotland also accounts for the 10th, 11th, 12th and 13th scariest locations in the UK, with Midlothian prices down by 1.35%, Western Isles by 1.25%, Argyle and Bute by 1.19%, and Edinburgh by 1.17%.

Wales 

Spots in Wales account for the rest of the UK’s scariest locations for property owners, despite a nationwide increase in prices of 2.51%.

The Isle of Anglesey saw the great fall, of 2.90%.

Caerphilly, at -0.69%, Pembrokeshire, at -0.27%, and Denbighshire, at -0.22%, complete the 19 worst locations for house prices in the UK.

The Founder and CEO of eMoov, Russell Quirk, comments on the data: “Despite the current myth of a Brexit monster terrorising the UK housing market, recent surveys by the Council of Mortgage Lenders and a number of house price indices show that, for the large part, the market is in good health.

“Until Article 50 is triggered, this is likely to remain the case, and the Brexit monster remains an urban myth like the Boogey Man. Either that, or it’s David Cameron in a mask and he would have got away with it too if it wasn’t for those pesky market reports.”

But he adds: “However, these figures do show that despite one of the strongest property markets in the world, there are still areas across the nation being haunted by a fall in house prices. These homeowners will be in for a real shock when they realise they are one of a very small few that has seen their property depreciate since Halloween last year.”

Somewhat worrying, but timely, research from Ocean Finance has found that around 17m adults in the UK have had paranormal experiences in their homes.

These experiences include seeing ghost-like figures (9%), seeing orbs (6%), unexplained movement of objects (7%), and inexplicable noises (13%).

The study found that women are more likely than men to say that they have had a paranormal experience, with 30% of women having a strange encounter to 25% of men.

Ocean Finance also revealed that these unusual experiences do not just occur in our own homes, but many people have had a strange feeling when viewing a property to rent or buy.

The most common strange experiences that have occurred when viewing a property include feeling cold, eerie and dark. Almost one in five adults say that they decided not to buy or rent a property due to a negative feeling.

More positively, tenants and buyers also report that some properties have an unexplained positive vibe, making the home seem cosy, warm and inviting. For landlords looking to let a property, you’ll be pleased to know that a quarter of all adults decide to rent or buy a home because of a positive feeling.

Ian Williams, of Ocean Finance, comments on the findings: “During this spooky season, it’s interesting to find out that many people take into account their emotional response to a property when deciding whether it’s going to be their new home.

“Perhaps it is reassuring that the vast majority of us don’t think that our homes are haunted. But it’s still surprising that quite so many people do believe they share their home with something else. Those with a rational approach might point towards noisy plumbing or creaky floorboards as more likely explanations. Either way, luckily mortgage lenders don’t yet require people to disclose non-living residents!”

With Halloween just around the corner, new research from Skipton Building Society has revealed the spookiest features put people purchasing an older property.

Data from the report shows that it might not be the décor or garden that is putting the willies up would-be buyers!

The study of 2,000 people found that one in ten are put-off buying property by the possibility of ghosts being present in homes more than 46 years old! Others expressed concern about the history, while others complained of signs of mice and bats in the attic!

An unlucky 13 reasons for people not wanting to buy an older property were found to be:

  • Knowing someone had died there (21%)
  • Seeing mice in the property (21%)
  • Not knowing history of the home (20%)
  • Lack of light (20%)
  • Unsavory previous owners (16%)
  • Bats in the attic (14%)
  • Not liking the history (13%)
  • Knowing a criminal has lived there (13%)
  • Fearing someone has been murdered there! (13%)
  • One of the rooms being colder (10%)
  • Scared of ghosts (10%)
  • Squeaky floorboards (9%)
  • Weird things in the property (8%)

Further results from the survey showed that 45% would immediately rule out a property over 46 years old. Over two-thirds wanted a new build, while 38% said that they would prefer to purchase a new build if money was no object.

Over half of those surveyed said that the biggest attraction of a new property was the ability to oversee what lighting, carpeting and appliances to include. In addition, not having to clean and ease of decorating were two other factors.

Mysterious

Rebecca Willey, Corporate Communications Manager at Skipton Building Society, noted: ‘It seems it’s not just the unexpected costs associated with buying an older home that is scaring the nation; a fear of ghosts, mysterious property past and even dead pets buried in the garden are enough to put people off from buying an older house.’[1]

‘Whilst it may spook some, purchasing an older property full of historical charm is a real treat for others. However, it’s not hard to see why so many people want a new build home, as they provide an opportunity to create the home of your dreams, without the hard work and baggage from previous owners,’ she continued.[1]

Concluding, Willey said: ‘So whether you prefer a new build blank canvas or a home full of character, you will need to ensure your finances are in the best shape possible to ensure you get the keys to your dream home, no matter how old –or haunted – it may be.’[1]

A new study by specialist insurance broker Towergate has found that half of Britons believe that they have experienced some sort of paranormal activity in their property, with one in eight even moving out because they thought their home might be haunted.

According to the study, many of us have experienced weird events in our homes – almost a third of people confess to having been spooked in their properties at night. Meanwhile, 17% have seen a ghostly figure, a quarter have heard strange or unexplained noises, and 18% have felt a sudden and icy chill.

The research also found that 13% of Brits would move out immediately and put their house up for sale if they thought it was haunted, while 9% would contact a paranormal investigator. Just 6% would prefer to speak to a member of the clergy, while some enterprising homeowners (6%) would even try to make some money by organising paid visits or overnight stays.

Haunted house hunters 

Spooky properties are also putting homebuyers off their purchasing plans. The study found that one in eight Brits (12%) have looked around a house and decided not to put in an offer because it was too spooky, while 14% would not buy a home if their pets were spooked by it.

Two-thirds would not buy a house near a graveyard, an undertakers or a sinister-looking church. Unsurprisingly, three-quarters would not buy a property near a morgue.

Meanwhile, many prospective homebuyers would look for a sizeable discount on a property that was said to be haunted, with almost a third saying they would be satisfied with 20% off the asking price. But even so, almost half of homebuyers (45%) insist that no reduction in price would be enough for them to move in.

Towergate’s Drew Wotherspoon comments on the findings: “When there are stories of something strange in a neighbourhood, this can be a huge turn off for potential buyers. Some people thrive on stories of haunted houses, and can use tales of things going bump in the night to their advantage.

“What is clear from this research is that spooky vibes can be real deal breakers when it comes to buying and selling properties – and this makes it a scary time for sellers.”

Halloween seems to revive everyone’s love of fancy dress and pumpkins. But if you’re a property-lover, finding somewhere different and a little bit spooky to stay can be more exciting than witch’s hats and black cats.

This autumn, head to one of these Airbnb rentals for a truly terrific (and potentially terrifying) stay.

Victorian Hospital Conversion, London – £125 per night

Bethnal Green’s now obsolete infirmary is just a walk away from bustling Shoreditch, but the Victorian building is not so much a hipster’s paradise. It was built in 1906 for the chronically ill, but was used to treat wounded soldiers during the First World War.

In the 1980s, the three-storey hospital closed. It was subsequently converted into flats, including the two-bedroom apartment being rented out through Airbnb.

Despite its stylish interior, the building still retains elements of old-fashioned terror, including towering 13-foot ceilings and old brick walls.

But fear not, the flat is a cosy retreat of barn doors and Chesterfield sofas, perfect for nights in watching horror films.

19th century castle, Kirkby, Stephen – £131 per night 

If you’re planning a winter retreat, this 19th century castle is perfect for large parties of 30. With its four-poster beds, roll top baths and grand fireplaces, guests can enjoy an otherworldly atmosphere.

The home has 15 large bedrooms, several seating areas and a small cinema room.

Hidden away in the beautiful Eden Valley, the rural castle was built in 1841 as a gentleman’s folly. Surrounded by 15 acres of land and just an hour’s drive from the heart of the Lake District, this property is perfect for getting lost in.

600-year-old chamber, York – £145 per night

 If Victoriana isn’t old enough for you, this North Yorkshire chamber is over 600 years old. Despite being cosy and charming, it is believed that the property is haunted.

And just a short walk away from York’s famous landmarks, your stay will be surrounded in history.

The property has been maintained, with original wood panelling, taxidermy on the walls and a view of the minster. But don’t worry, a modern kitchen means you won’t have to live off leek pottage.

Irish castle, Galway – £98 per night

 If you are a guest at this castle, you can stay in the grand master bedroom – the highest room in the turret.

The quirky property is over 600 years old, catering for kings and queens of the medieval era.

You and your two guests can curl up beside a large fireplace and enjoy the rustic stone structure of the Irish castle. The original features are worthy of a family in Game of Thrones, with winding staircases, heavy oak doors and battlements with views across the land.

Ayton Castle, Berwickshire – £71 per night

 Ayton Castle’s gatehouse is available to rent to guests, making a romantic getaway for couples. The stone staircase leads to the master bedroom above the property’s arch.

At the entrance to the estate, the lodgings are just a short walk from the town of Ayton with its pub and shop.

Guests can enjoy the castle’s grounds and a walk down by the river – the Eye Water is down a steep bank, so be careful.

Manor house attic, Whitby – £80 per night

 Sir Adam Boulby built this grand manor in 1740. The servant’s quarters have now been opened up to holidaymakers with a taste for history.

Located in Whitby, famous for being the place where Bram Stoker wrote Dracula, the house is just ten minutes from the abbey.

Inside, guests must walk up a narrow, winding wooden staircase to the attic bedroom, where renters will find a large double room with a parapet terrace looking out over Whitby.

Victorian villa, London – £58 per night

 Laden in history, London is the perfect escape at this time of year. This Victorian villa is found in the heart of Crouch End, a short drive from Alexandra Palace.

The charming apartment was built in 1889 and can accommodate up to three guests. Families can enjoy the home’s fast wifi and pretend that they’re not feeling any chills or hearing any creaks.
