Create your own natural Winter Wonderland!

With the festive season beginning to get into full swing, the majority of us will have already taken our decorations out of the loft and battled with tinsel, baubles and broken lights.

However, the last bit of Christmas sparkle missing from your home could be in the garden. There is no better time to look outside and see how some greenery could be used to add to final festive touches to your windowsill, hearth or front door.

Happy Holly-days

‘If you have common plants like holly, cotoneaster, rosemary and ivy, they can all be put to good use in Christmas displays both inside and out,’ said Emma Hardy, author of The Winter Garden. ‘Little pine conifers will be fine to have indoors over Christmas. I bought some Picea glauca (white spruce) from Ikea, which are really good for Christmas displays. Look indoors at garden centres and they will have those little conifers,’ she continued.[1]

Have a Mossy Christmas

Hardy believes that by people should add, ‘softer greenery like bun moss or even moss from your lawn to add to a trough for the table.’ She added that, ‘you can pick moss off the lawn or if you have a lovely bit on the roof of your shed, use that. You may need to mist it a bit to keep it moist.’[1]

Be the Ivy of your friends

‘Ivy, especially if it has the berries on it, looks great and lasts for ages,’ Hardy notes. ‘Pussy willow can be used, as can rosemary which keeps its shape. For a cheap display, consider bulbs. I bought some hyacinths the other day which were 69p each. Get a few of those, pot them up in an old vase with pine cones round them and it makes a special display.’[1]

Holes, holes, holes

Hardy warns that, ‘making holes in the bottom of any trough is essential for drainage, but ensure you put a drip tray underneath or the Christmas table’s going to get wet! Add a thick layer of gravel to the bottom of the container, leveling the surface, then half-fill the trough with potting compost before adding your plants.’[1]

‘If you want a bit of sparkle, put some of those battery-operated fairly lights around the tree and it’s just the sweetest thing,’ she suggests. ‘Use succulents from an existing rockery to make a fantastic wreath which should look good all year round and can be refreshed and reused next year too, ‘she suggests.[1]

Deck the trough with potting compost

For finishing touches for displays, Hardy says, ‘Use moss to line a metal wreath frame, pulling the moss into pieces and laying it in a ring shape slightly larger than the wire frame, root side up on the table. Lay the wire wreath frame on top of the moss and place handfuls of potting compost on the frame, then wrap the moss around the frame and the compost, securing it with copper wire. This should provide enough nutrients to keep the succulents happy.’[1]

Festive cheer…for the rest of the year

Hardy concluded by saying that when the festive season is over, she hangs her wreath in a sheltered spot outside. ‘Succulents can survive quite dry conditions so make sure the wreath doesn’t become waterlogged. In very dry weather, just moisten the moss and potting compost a little, she explains.[1]

She concluded by saying, ‘with all winter displays, it’s not worth doing anything that you can’t see from your house. If you have space by your front door, back door or back window, position your plants so you can see them.’[1]

Follow Hardy’s lead and create your own Winter Wonderland from your own surroundings!

With December somehow already upon us, landlords have been warned to make vital checks on their properties, to avoid being snowed under with problems.

Direct Line for Business has given advice for landlords to ensure that their boilers are in good condition before Jack Frost really begins to take hold.

Cold

Analysis from the firm indicates that the number of broken boiler claims rose by 37% last winter in comparison to 2013. These statistics snowballed further when compared to 2012, standing at 151%.

The main reasons for boiler breakdown were found to be cracks in the heat exchanger, faulty valves, leaking seals and frozen pipes.

‘Winter, unsurprisingly, sees a spike in claims for boiler breakdowns, so we hope that landlords have safeguarded their properties against catastrophes over the cold snap, ‘said Jane Guaschi, business manager at Direct Line for Business.[1]

‘Making sure the boiler is regularly serviced by a Gas Safe registered engineer can help avoid any future disruption and can also ensure maximum efficiency of the central heating system. It’s a good idea to schedule the service for the boiler at the same time as the annual mandatory Gas Safety Check,’ she added.

Warning: Common Mould Can Kill

Warning: Common Mould Can Kill

As the winter weather really sets in, property management specialist VPS has issued a warning that damp homes can develop a poisonous killer – common mould.

The firm states: “Not many people realise that mould is classed as a Category 1 health risk – the same as asbestos.”

As landlords have a duty of care for their tenants, it is recommended that you follow VPS’s advice in having any serious outbreaks of mould checked by a specialist team.

The company revealed that 50% of people who contract Invasive Pulmonary Aspergillosis (IPA) die. Despite mould being a common household issue, it is vital that this problem does not get out of control.

Aspergillosis is a group of conditions caused by a fungal mould called aspergillus. It typically affects the respiratory system, but can spread to anywhere in the body. It is just one of many types of mould and can be found growing on damp walls, as a major component of mildew.

Anthony Owen, the Managing Director of VPS, explains: “Everyone knows that most mould comes from excess water, but what many people don’t realise is that the type of fungi that grow give off micro toxins can make people ill. It is classed as a Category 1 health risk, the same class as asbestos.”

VPS has developed specialist mould prevention and removal teams to combat the issue and offer property owners free consultations if they believe they have a mould problem.

“Mould can be avoided by eradicating the contamination and also by addressing the root causes, ensuring that the contamination can be effectively controlled,” says the firm. “However, once mould spreads and takes hold, its removal should be carried out by a specialist team who will identify the causes, deal with the contamination and ensure a stable condition in the affected areas is achieved.”

Removing mould and ensuring that it does not build up on surfaces around the property can hugely improve the health of tenants. However, the root cause of the mould must also be tackled. These are: Condensation, water leaks, damp basements, inadequate ventilation, and rising damp.

An initial consultation with VPS can suggest how to treat the problem and how to prevent further issues. A specialist may be necessary to protect the health of current occupants and future tenants.

Tips for moving home in silly season!

Bells are jingling. Mince Pies are being devoured. Mulled Wine is being prepared. Boxes lay waiting to be unpacked. Removal men haul more in to the living room.

Ok, so moving house isn’t exactly top of everyone’s idea of the festive season, but by following just a few easy tips, a seasonal move can be made much less stressful.

Wish-list for a magical Christmas move

  • Plan ahead

If using a removal company during the holiday period, be aware that the run-up to Santa coming down the chimney is notoriously a busy time for everyone. Many companies could also be short-staffed due to Christmas holidays.

  • Use Christmas cards to tell friends about a change of address

Caution: This may or may not lead to them buying a Christmas and new home gift!

  • Organise packing in advance

When moving, it is important to make sure things that are likely to be needed immediately as packed as late as possible, to ensure they are first off the van at the new address! In addition, early packing reduces the chances of taking unwanted items, which could be a lovely donation to charity ahead of the festivities

  • Check the forecast

Particularly when moving in Winter, people should check the weather forecast to make sure that Jack Frost and his friends can’t cause havoc and drive them crackers!

  • Be smart about presents

The last thing people moving house around silly season want is to pack more things then necessary. This is why it is a good and simple idea to give loved ones vouchers as a present. What’s more, this could save relatives forcing themselves to look pleased at unwanted gifts!

  • Keep valuables secure

With the excitement of the festive season, it can be easy to be too nonchalant about keeping valuables safe. Homemovers should ensure that things such as passports, jewellery and other important documents are put in a safe place.

  • Look forwards to summer

This might sound daft wrapped in coat, scarf and thermals but people moving home in Winter should make sure that all outdoor furniture being transported to their new home is clean and free of seasonal weather offerings…

  • Let there be light

Moving house in Winter can take place mostly in the dark, so be prepared to take torches and spare lightbulbs.

  • Food, glorious (pre-prepared) food

The last thing that movers will be thinking about when finally in their new home is doing a big shop. Booking an online delivery will be another weight off the mind…as will placing a takeaway menu in close proximity on the first night!

‘For many of us, moving house can be a stressful experience at the best of time-let alone at Christmas,’ said Head of Harrison Murray estate agents Su Snaith. ‘However, with some consideration and planning, you can keep stress levels at a minimum and your spirits high-and think about celebrating Christmas in your new home.’[1]

What Does a Landlord Really Want for Christmas?

What Does a Landlord Really Want for Christmas?

You still have time to get some Christmas shopping done and wrapped before the last-minute shoppers flood the high street and make buying for your loved ones an exhausting and stressful experience. But what if you have a landlord to buy for?

Here at Landlord News, we’ve had a good think about what a landlord could possibly want for Christmas, and this gift guide should help you cross them off your list in no time.

Compact, light and easy to use, a tablet is a landlord’s best friend. If your partner or son/daughter is a landlord, why not help them stay organised and keep on track with their very own tablet? Landlords must always be able to respond to emails, check their calendar, make notes and of course, browse LandlordNews.co.uk for all of the latest landlord updates. With a range of products on the market, you’ll be sure to find a tablet that suits your loved one. Why not take a look at the new iPad Pro from Apple?

And while on the subject of tech, it is always a good idea for a landlord to have a good quality digital camera to hand. Whether they’re selling a property or compiling an inventory, taking high quality photographs is paramount. And of course, cameras make great personal presents to capture lovely family moments too. Techradar.com has a list of the top ten digital cameras you can buy this year.

If you haven’t got quite so much to spend, or you’re buying for a friend that’s a landlord, there are much less glamorous (but equally practical) items that you can find. For example, we all know that landlords have lots of keys – why not treat them to this secure key cabinet from IronMongeryDirect? With 36 hooks, coloured key tags and a safe combination lock, your landlord will stay organised and start the New Year with everything in check.

If you’ve got to buy for a landlord, don’t panic and make sure they have a smile on their face on Christmas morning with one of these handy gifts.
