Rightmove is Favourite Among Airline Passengers

A low-cost airline that offers free on-board WiFi for passengers has found that Rightmove is one of its flyers’ favourite websites to browse.

The property portal is in the top ten websites that British passengers go on when travelling with Norwegian.

Norwegian flies to 34 short and long haul destinations from Gatwick, Manchester, Birmingham and Edinburgh airports.

Letting agent warns against falling foul of rogue landlords

A letting agent has today given a warning to tenants, urging them to protect themselves against rogue landlords.

The warning from AcornLettings in Nottingham comes after a claim that the city is one of the worst in Britain for irresponsible property owners.

Findings

Data from 2006 to 2014 shows that Nottingham is one of the top-ten locations for prosecutions against rogue landlords and agents. There were 46 prosecutions against rogues in the period, with fines totalling over £141,000.[1]

AcornLettings manager director Richard Hopwood observed, ‘obviously poor housing has a severe effect on a tenant’s health and well-being and the problem of rogue landlords has been a serious concern across Nottinghamshire.’[1]

Hopwood also believes that it is sometimes too easy for a landlord to be considered a rogue, even if they try to operate with the best intentions. Rigorous legislation concerning rental properties is becoming harder to adhere to, making some honest landlords fall into the same bracket as their unscrupulous peers.

Additionally, Nottingham City Council’s environmental health team issued landlords who were found to have deliberately avoided licensing their properties who in excess of 750 enforcement notices in the past year.

‘There are over 300 bits of legislation in every tenancy which highlights the risk involved with renting privately or becoming a DIY landlords,’ Hopwood concluded.

Franchise-based sales and lettings firm, EweMove, has opened five new branches.

The new offices are in Woodford, Cheltenham, Wakefield, Chelmsford and Sandiacre. EweMove now has 62 franchise branches.

EweMove’s franchise branches are located around the country. A so-called sheep pen is the central business, where most of the normal letting agency administration operates, allowing the local franchises to focus on customer service.

As most of the franchisees work from home, the company’s overhead costs are low.

EweMove is based in Halifax and claims that franchisees can build a £1m business, earning over £100,000 net profit per year.

Most of its franchisees do not have any previous sales or lettings experience, but upon opening a new branch, a development team provides an induction course and in-field training with a skilled franchisee.

Head of EweMove, Glenn Ackroyd, states: “We are delighted to open up these branches and have such a great bunch of new franchisees on board. Everyone in the EweMove family wishes them every success.

“The franchisee support network is firmly in place and we are able to advise our new lambs every step of the way. Whilst we launched our franchise model in 2013, the team behind EweMove have been in the industry since 2005, so we know what it takes to build a successful business.”1

EweMove franchisees pay for the size of their territory, this includes training, IT systems, centralised accounting and reception services, membership of Rightmove and Zoopla and a starter pack including boards.

Council enforcement officers from Barking and Dagenham Council got more than they bargained for when they conducted a dawn raid at three addresses in East London, as part of an ongoing crackdown on rogue landlords.

Unbelievable findings

Officers from the council, alongside local estate police officers, made the unbelievable discovery of 55 people, including children, residing in the three properties in Dagenham.

Councillor Laila Butt, cabinet minister for crime and enforcement, said it was, ‘unacceptable to have these almost Dickensian conditions in a world class city such as London.’[1]

Continuing, Butt said that the, ‘vast majority of landlords are socially responsible and they have nothing to fear from our inspections.’ However, she warns that, ‘those criminal landlords who are making a mint out of other people’s misery and London’s ridiculous rental market are not welcome here and should clear out of Barking and Dagenham or face the consequences.’[1]

A search of a property in Fordyke Road saw officers discover 22 people, including four children. The house was found to have four bedrooms, which were illegally converted. In Manor Road, the crackdown team found 18 people living in dangerous conditions, including two children in six bedrooms.

Finally, in Japan Road, 15 people were discovered in one home, including five children, living in five rooms in a supposed three-bedroom house. Here, officers also found so-called beds-in-sheds outside.

Safety

All three properties were found to be in breach of health and safety hazards, which included illegal wiring and shoddy fire precautions.

Seb Klier, policy manager of Generation Rent, said that, ‘it’s sickening to see such obscene overcrowding happening in London under our noses. Anyone coming to work in the UK should expect a minimum standard of accommodation for them and their children. We welcome Barking and Dagenham Council’s active enforcement of the law, but unfortunately we don’t know how widespread this is because so many councils don’t licence their landlords.’[1]

Officers are continuing their investigations.

Mortgage lending will grow in the next four years, predicts a report by Timetric, which states that wider economic recovery, a rise in house building and demand-based incentives for the purchase of newly built properties will cause a healthier appetite for buying.

The report says that the fastest growth in mortgage lending will be in 2017, with an estimated rate of 11.7%. This is mostly due to the Office for Budget Responsibility expecting to see the largest rise in UK house prices over this period.

Timetric forecasts a total of £218.6 billion in gross lending in 2015, before growing to £241.6 billion in 2016 and hitting £286.8 billion in 2019.

However, outstanding mortgage balances are expected to grow at a slower pace. Repayments are likely to rise as stronger economic growth causes an increase in the Bank of England (BoE) base rate and therefore higher mortgage interest rates.

Outstanding balances are forecast to reach £1.33 trillion by the end of this year and £1.39 trillion by 2019.

An analyst at Timetric, Ben Carey-Evans, says: “Rising interest rates, combined with reduced growth in the UK housing market, is set to stunt increases somewhat from the 15% and 22% rates seen in 2014 and 2013 respectively.

“Improving economic conditions, however, particularly the continuation of improving real wages – due to extremely low inflation – should see gross lending rising at a steady rate up to 2019.

“Growth in the mortgage market will be supported by rising house prices necessitating larger value loans and regional variations in house prices will continue to influence the distribution of mortgage lending.”1

The Most Affordable and Happiest Places to Live

Often when places are ranked based on house price affordability, they are not the most desirable areas to live. A new map shows where the most affordable and happiest spots to live in the country are.

Hampton International and the Telegraph’s map allows users to locate areas with the cheapest homes and the happiest residents, based on house price-to-income ratios and the Life Satisfaction Index by the Office for National Statistics (ONS).

There seems to be a trend running through the top ten local authority areas where affordability and happiness match; they are often rural and miles from London.

Head of Residential Research at Hamptons, Johnny Morris, states: “Housing markets close to Areas of Outstanding Natural Beauty top the list as happiest and affordable places to live. Life in the country, a good view and not too many neighbours seem to be the secret formula to happiness.”

Two areas in the top three are in Cumbria – Allerdale and Copeland.

Allerdale is within a national park, the Lake District, and is found on the Solway Coast. Residents enjoy beaches, lakes, mountains and the ancient market town of Cockermouth.

Ribble Valley is the largest area in Lancashire and is one of the least densely populated parts of the country. It includes the Forest of Bowland – an Area of Outstanding Natural Beauty – and the historic town of Clitheroe.

Morris says: “Picturesque countryside seems to be a defining feature for many areas of the top ten. Staffordshire Moorlands is part of the Peak District, North Lincolnshire boasts the Humberhead Peatland National Nature Reserve and Stockton-on-Tees has the Portrack Marsh Nature Reserve, the last remaining wetland on the Lower Tees.”

Included in the top ten is East Cambridgeshire, where homes are still cheap compared to the rest of the South East, but it is close enough to London or Cambridge for locals to earn higher salaries before commuting back to their countryside homes.

Charming market towns in the South East feature heavily in the list of the most expensive areas to live with the happiest locals.

“It seems for the residents, their investment is paying off though, with life satisfaction scores amongst the highest in the country,” notes Morris.

Morris adds: “City living seems to take its toll on happiness, six of the ten least happy and most expensive areas are in London.”1 

Guildford is an area experiencing extremely busy commuter trains, which are a source of stress.
