The average asking price of a property new to the market in England and Wales has broken through the £300,000 mark for the first time, according to new data.

The average house price is now £303,190, says Rightmove.

The news arrives exactly ten years since new asking prices passed the £200,000 barrier. This means that house prices have soared by 50% in a decade.

Despite the housing market crash occurring during this period, new asking prices did not go back down below the £200,980 reported in 2006 when prices fell.

Figures also show that average wage growth has been significantly lower than house price inflation over the last ten years, rising by just 22%.

Rightmove has found that new asking prices increased by 1.3% on February’s figure – the second highest monthly rise seen at this time of year.

The director of Rightmove, Miles Shipside, comments: “On average, 30,000 properties have come to market each week over the past month, up by 3% on this time last year. But there are insufficient numbers of newly listed properties in many parts of the country to meet demand.

“Visits to Rightmove are up by 14% in early March compared to the same period in 2015, so it’s no surprise that those buyers who can borrow more or can find some extra cash are keeping the price merry-go-round spinning, even though increasing numbers of aspiring home movers cannot afford the ride.”1

Surprisingly, the rise in new asking prices is not being driven by London, where the market is stagnant.

Six out of ten regions have experienced house price growth, while three of the top four are northern regions – the West Midlands, North West and Yorkshire and the Humber came after the South West, and ahead of all other southern regions.

Although new asking prices in the capital have remained steady month-on-month, homes in London are still worth more than double the average, at a huge £644,045 – an annual increase of 11%. This is the greatest rate of annual house price growth of anywhere in England and Wales.

Rightmove’s research also shows that the average time to sell a property last month was 68 days, down from 79 in the same month last year. In London, the typical time a house is on the market is 47 days, lower than at any point last year.

Average stock per agent – including properties under offer or sold subject to contract – was 54 in February, down from 59 last year.

Last month, Rightmove reported that the average house price was almost at £300,000, and expected the barrier to be broken soon. It will be interesting to see how prices move on from the current record high.

Rightmove has reported its busiest ever month for traffic, with visits up by 21m in January compared to the same month last year.

The property portal also says that leads to agents and developers reached a new record high of more than 4.9m.

The surge in traffic follows a decline in available stock for sale, meaning it is likely that visitors could not find many new listings to browse.

There were over 127m visits to Rightmove last month, up by around 20% on January 2015 and surpassing the previous record of 118m set in August last year.

Phone and email leads also beat a past record of more than 4.8m set in July 2015.

In total, Britons spent the equivalent of over 2,000 years browsing Rightmove in January. The busiest day was Tuesday 26th, which saw 4.7m visits.

Additionally, page views for the month hit a new record of 1.7 billion, meaning that people searched through more than 1m more pages of property than in January last year.

The most popular areas that people searched for were London, Bristol, Cambridge and Milton Keynes.

Miles Shipside, the Director of Rightmove, comments on the data: “These January statistics should give both sales and letting agents confidence that an active year with plenty of business opportunities lies ahead.

“While January is usually a very busy month for home hunting, the scale of these records shows just how habitual Rightmove has become when people are starting their property search.”

He continues: “As Rightmove is the only place where people can search over 1m properties for sale and to rent, it’s clear that buyers, renters, sellers and landlords are all using us to search the whole market.

“The busiest ever start to the year gives a very confident outlook for the coming months, with some of the surge possibly coming from investors looking to make last minute deals before the changes to Stamp Duty come in on April 1st, as well as first time buyers looking to see if any of the schemes could help them get a foot on the property ladder.”1

Average Asking Price to Surpass £300k by End of Year

The average asking price of new properties for sale will be £307,000 by the end of this year, according to predictions from Rightmove.

The property portal expects asking prices to increase by an average of £17,000 over the next 12 months.

It forecasts that the average new asking price in London will rise by 3% over 2016, to £635,000.

Rightmove’s January House Price Index found that the average price of property coming onto the market is up by 0.5% (£1,509) on December – the second highest Christmas/New Year period increase since 2007.

The average asking price of a new home coming onto the market is currently £290,963 across the UK and £610,741 in London.

The portal also predicts a surge in traffic to its website in the spring, as rental demand will continue to grow as house prices rise further. In the first week of 2016, visits to Rightmove rose by 21% compared to the same period in 2015.

The expectations arrive after the Association of Residential Letting Agents (ARLA) reported a lull in rental supply and demand for December. This seasonal slowdown is normal. However, letting agents fear that the forthcoming changes to Stamp Duty for buy-to-let investors could cause private landlords to leave the sector and thus, lower supply further.

2015’s Property Hotspot Outside of London Named

Rightmove has announced the property market seeing the highest house price rises of the year: Margate. The Kent resort was the hottest part of Britain for homes outside of London in 2015.

It came out on top of the locations where asking prices have grown the most over the last 12 months. Fuelled by a host of Londoners seeking affordable homes outside of the capital, asking prices in Margate surged by 24.2% this year to an average of £204,631.

Margate has led a housing boom over east and north Kent towns that fall within London’s commuter belt. Also included in Rightmove’s top five were: Gravesend, where asking prices soared by 20.5%, Ramsgate at 18.6% and Dartford at 17.4%.

The only non-Kent area to land in the top five was Altrincham in Greater Manchester, where asking prices jumped by 21.9% to an average of £484,258. It is one of the wealthiest parts of the North West, with some homes fetching up to £5m.

The average increase in asking prices across England and Wales this year was 7.1%.

Outside of London, the most searched for areas on Rightmove this year were Bristol and Cambridge. Prospective buyers made 14m search enquiries for these cities. Third place went to York, followed by Milton Keynes and Norwich.

The property portal also suggests vendors put their property on the market during the second week of August. In 2015, Monday 10th August was Rightmove’s busiest day of the year, with 56m page views, as people tried to find a new home in time for Christmas.

Homes generally last 62 days on the website. Properties were sold fastest in Welwyn Garden City. Homes in the Hertfordshire town were listed for just 25 days, followed closely by Hertford at 26 days.

Most expensive places to rent outside London

Research from Rightmove suggests that the London commuter belt is home to the most expensive areas in which to rent outside of the capital.

With prices reaching record levels in a number of places, Esher was found to be the most expensive area, with a two-bed property commanding rent of almost £2,000. This was a substantial rise of 4.1% in comparison to last year.[1]

Oxford was next highest on the list, and rents for Esher and Oxford both averaged more than the outer-London norm of £1,493 per month

Double-digit growth

Sam Mitchell, Head of Lettings at Rightmove, believes that, ‘people moving out of the capital to places in the south east has contributed to double-digit growth in rents in some of the most expensive places like Oxford and Henley-on-Thames.’ She continued by saying that, ‘factors like being close to good schools and transport links will always come at a premium’ and that the figures indicate that, ‘it’s wrong to think that anywhere outside of London will definitely be cheaper than in London.’[2]

Rightmove has reported that it has passed on 73% more email inquiries from would-be renters to their landlords this year in comparison to last.
