Tenant survey reveals the creepiest rental interior trends in the UK

Just in time for Halloween, 2,284 UK tenants were surveyed to find out what items of furniture they would find the scariest when looking to rent a property.

Manor Interiors, provider of build-to-rent furnishing solutions, found the clear winner was inflatable furniture and waterbeds. Also ranking highly were wicker furniture and tile countertops.

The same tenants were then asked which interior design trends they found the scariest when it comes to looking for a rental property. Carpeted bathrooms received the most votes, with ceiling mirrors also giving them the creeps.

Farhan Malik, CEO of Manor Interiors, comments: “While tenants might not have a say in how a rental property is presented, it can certainly impact their likelihood to rent it and as our research shows, there are plenty of outdated interior design trends that could scare them away.

“This is an important consideration for landlords and it really highlights the significance of presenting a property that appeals to the modern-day tenant. While initial factors such as size, location and cost will always drive their initial search, design, style and appearance are becoming increasingly influential.

“The best bet is to keep to a clean, neutral style and avoid any blasts from the past such as carpeted bathrooms and textured walls or ceilings. In doing so, you’re going to best present your property while also leaving a little room for a tenant to put their own personal stamp in terms of their preferred style.”

Student accommodation rent prices are up as much as 26% in parts of Britain

Research from Manor Interiors shows that the cost of renting for a student has increased by as much as 26% in some places.

The expert in build-to-rent furnishing solutions has found that the average student in Britain currently pays £132 per week in rent. In London this reaches as high as £152 per week.

However, when analysing the cost of renting for students over the last five years, Manor Interiors found that London is one of just two regions to see the cost paid per week actually fall. In 2017, the average London student paid £182 per week in rent but this has since fallen to £152 per week, showing a 16% drop.

Students in Scotland have seen a -2% decline in rent costs, resulting in them now paying an average of £127 per week.

Meanwhile, students in the East Midlands have seen the largest increase. The average now sits at £129 per week, which is a 26% increase in just five years.

The North West and Yorkshire and the Humber have also seen student rental costs increase by more than 20% since 2017, up by 23% and 21% respectively.

The South West (16%), Wales (14%) and South East (11%) have also seen a double-digit increase, with the North East (9%), West Midlands (7%) and East of England (3%) also seeing an increase.

Farhan Malik, CEO of Manor Interiors, comments: “An extra £11 a week might not seem that significant but every penny counts when you’re a student and over the course of a year, they are now paying a considerably higher price in rent compared to just five years ago.

“The good news is that an increased cost of renting and changes to student financing have not dampened the appetite for university education and we’ve seen a record number of students choose to pursue a degree this year.

“Of course, more students looking to rent a limited level of accommodation is likely to keep rental prices buoyant. Great news for landlords or PBSA providers, but not so great if you’re a student.”

Being pet-friendly is currently the most common attribute shared among UK build to rent developments, according to research from Manor Interiors.

The provider of build-to-rent furnishing solutions has analysed the most common features found in those developments currently being listed on the market. 47% of the build to rent developments actively being listed state that they are pet-friendly.

Farhan Malik, CEO of Manor Interiors, commented: “Build to rent is increasing in popularity so quickly because it offers a truly modern renting experience. After decades, if not centuries of an unchanged private rental industry, tenants are starting to kick back against the poor standards and inflexibility common among private landlords.

“It’s clear that the build to rent industry has listened to these renter frustrations and responded by ensuring that their developments cater to the evolving expectations and needs. We see this in the fact that nearly half of build to rent developments are pet friendly, an increasingly common renter demand that private landlords have long refused to engage with.”

All About Cats looked at the 50 largest towns and cities outside of London, as well as individually looking at each London borough. It’s research also found that Barking and Dagenham is the best borough for pet-friendly lets in London. Also, the US has more pet-friendly lets than the UK, with 60% of lets in Illinois being pet-friendly.

The majority of UK students don’t feel the furniture provided with student accommodation reflects the price they pay to live there, new research shows.

Manor Interiors, provider of build-to-rent furnishing solutions, surveyed 917 UK students in August 2021 to learn their thoughts on university accommodation and the furniture provided.

It found that 69% of students don’t think the furniture provided within their student accommodation reflects the price they pay. 33% of students admit that they’ve accidentally broken a piece of furniture in their student halls due to the poor quality of the furniture itself.

CEO of Manor Interiors, Farhan Malik, commented: “The cost of renting can consume a considerable chunk of a student’s finances and it’s fair to say that furniture within student accommodation will be more rigorously put through its paces compared to a property rented by a professional or mature tenant. 

“So it’s understandable that PBSA providers try to strike a balance between providing a cost-effective offering and one that adequately meets the needs of the modern student. 

“However, all too often this can mean cutting corners on the quality of furniture and opting for cheaper, mass-produced products that soon suffer from the wear and tear of student life. 

“Opting for bespoke products can not only improve the durability, style and quality of student accommodation, but when furnishing multiple units, it can also prove as cost-effective, if not more so, than mass-produced furniture items.”

Major cities in Britain you are most likely to find a furnished rental property

Research by Manor Interiors has revealed which major cities offer the best availability of furnished rental stock across the market.

The build-to-rent furnishing solutions specialist analysed current rental market stock across 24 major cities in Britain, as well as the nation as a whole, looking at what percentage of homes listed offered the convenience of coming fully furnished.

50% of all rental homes in Britain currently listed to let are furnished.

Aberdeen ranks top as the nation’s furnished rental hotspot, with 89% of all rental properties coming fully furnished.

The majority of rental properties in Edinburgh also come furnished, at 85%.

Leeds appears to be the best bet for finding a furnished rental home in England, with 84% of all rental stock coming furnished. Close behind is Newcastle, at 81%.

Swansea ranks top in Wales (78%), with Birmingham (74%), Manchester (73%), Sheffield (72%), Plymouth (71%) and Leicester (71%) also ranking within the top 10.

In contrast, only 22% of rental homes listed on the market in Newport are fully furnished, with Bournemouth (34%) and Bradford (39%) also home to some of the lowest levels of furnished rental homes.

“The convenience and flexibility of renting long term really resonate with the modern-day tenant and we’re starting to see the rental sector evolve to meet these needs, particularly through the build-to-rent sector.

“Furnished homes are just one aspect of this evolution and presenting a stylish, practically furnished home is a sure-fire way to grab the attention of tenants above and beyond your average rental home.

“However, you don’t need to break the bank to achieve this but you also want to refrain from filling your rental home with cheap furniture that is likely to need replacing by the time the next tenant enters the home. Bespoke, high-quality furniture can be purchased for a reasonable price whether you’re fitting out one buy-to-let home, or a hundred units within a build-to-rent development.”
